Overview

 

An assessment of the HVAC system and network of air ducts were visually inspected. The information in this report is private and shared only with the assigned designees of FMC. Interpretation of the data collected in this assessment is meant to inform FMC as to the condition of their HVAC system. Recommendations will be made throughout this report. FMC is under no obligation or contract with Healthy Duct Property Services.

Register count/location

A total of eight (8) supply, three (3) return registers were recorded. Not including one (1) outside air intake

Observations & Recommendations:

The vents/registers were in varying state of cleanliness and disrepair.

 

- Outside window well (C) is conduit for clean air intake. Leaves were observed in and around the inside of the blower compartment of the furnace. Recommend keeping window well clear or add screening to the existing grate.

- Supply vent in balcony (F) is damaged, others (B,D) are clogged with dust. Basement vents (A) are open with no registers which is preventing heat from reaching far opening. (see heat signature E) Recommend cleaning and repair/replacement of vent covers.

Ductwork was galvanized metal with no flex duct. The ductwork is in good condition and well sealed. Multiple access points were observed from previous work/cleaning.

Observations & Recommendations:

- A moderate layer of  dust was observed inside the duct system (K,L). Recommend cleaning at all access points.

- No biological growth to be reported inside the system. Humidity and moisture levels well within accepted tolerances (M,N). Extreme moisture build-up on exterior of ductwork, to the point of dripping and puddling (J). Recommend Insulation/wrap.

- Exhaust vent was disengaged from the chimney (G,H) and no carbon monoxide detectors were located. Chimney is clear and relatively clean. Cursory inspection shows possible degradation of brick mortar(I) .

Ductwork

 
 

Furnace

Furnace room was somewhat cluttered and should not be used as storage of any kind.

Observations & Recommendations:

- Burner assembly and wiring observed in excellent condition

- Both air filters were extremely dirty (O,P). Recommend immediate replacement.

- Furnace cabinet visibly dirty with small particulate as well as leaves from clean are intake. (Q,R,S)

External heat loss in common areas. Nothing out of the ordinary for a building of this age. Further analysis required for additional recommendations.
